Wienerstube Redevelopment
The Wienerstube Restaurant has been a local dining landmark since 1965. It is located, however, on an under-utilized property on the edge of Aspen’s downtown commercial core, originally constructed as a post office and parking lot. Inspired by City of Aspen “infill” regulations intended to boost development of affordable housing and “locally serving” businesses in the downtown area, the property owner/developer hired Stan Clauson Associates to facilitate the approval process for the redevelopment of the site. SCA collaborated with Poss Architecture in a project design that calls for a new mixed-use building to include commercial space, deed-restricted affordable housing, and market rate residential components. SCA is providing the site planning and streetscape design, along with permit process activities. The Wienerstube Restaurant will be relocated to the new building and additional retail space will occupy the ground floor. The second floor will have office space and deed-restricted housing, and a setback third floor will have free market residential units.

The proposed plan is consistent with the goals of the Aspen Area Community Plan in that it combines affordable housing, free market units, and commercial space in the downtown core and is designed to be compatible with the neighborhood while optimizing the site development potential. The redevelopment will ultimately replace the existing net leasable area of less than 6,000 square feet with almost 20,000 square feet of commercial and office space. The project has been deemed an “Exceptional Project” for its energy related green design and provision of full on-site affordable housing mitigation.
