Charthouse Lodge

The Dancing Bear Mountainside Lodge was originally permitted as the Charthouse Lodge and eventually became part of the Dancing Bear complex. It was permitted as an 11-suite fractional ownership lodging project on a property in Aspen that formerly contained the original Charthouse Restaurant. Because of the limited size of the 12,000 SF lot, the application required a Planned Unit Development process that would allow more height and floor area than normally permitted by the land use code. This required careful site design, along with special attention to neighborhood interests and City staff review. In addition to the 11 suites, two affordable housing units and a ground-floor restaurant with an outdoor seating area are provided. Special infrastructure activities included designing a sidewalk extension by narrowing the existing street in order to retain five significant mature trees to the front of the building, as well as participation in a pedestrian and streetscape project linking the building to a proposed new Ski Lift development. Construction began in 2006 and was delayed by recession economics prior to completion as part of the Dancing Bear Lodge.
